Problem

Customer had a compromised chimney system with a missing/poorly sealed cap and evidence of water intrusion. Inspection showed a rusted old cap, cracked and spalled concrete crown, peeling paint and wood rot on the chase trim, degraded flashing with visible gaps, and soot/mineral staining and surface rust inside the flue indicating moisture exposure and need for cleaning.

Solution

Removed the deteriorated cap and installed a new mesh chimney cap and metal chase cover securely fastened to the rectangular wood-sided chase; resurfaced the concrete crown with a light-gray mortar/concrete topping to seal cracks. Secured and temporarily sealed flashing seams and cleaned the firebox and performed a light flue brush to remove loose soot, then documented areas of rot and corrosion and provided recommendations and an estimate for full flashing replacement, chase siding/trim repair, and a comprehensive flue cleaning/inspection.

New cap and chase cover plus resurfaced crown have reduced immediate water and animal intrusion risk and improved system appearance; temporary flashing seals lower short-term leak risk. Customer was given a prioritized repair list and estimate to address chase rot, flashing replacement, and a full flue clean/inspection for long-term safety and performance.
